The Monterey Bay Education, Science, and Technology Center, operated by the University of California at Santa Cruz, seeks statements of qualification for the design, financing, and construction of a new 40,000 square foot multi-tenant building on ground-leased land.

Located on the former Fort Ord, near the picturesque Monterey Peninsula, the UC MBEST Center provides the largest potential for R&D growth on California's central coast. Financial and Business Plan for University of Mississippi Research Park

A Financial and Business Plan is desired to guide the planned near-term (ten-year) development of the University of Mississippi Research Park (UMRP). Leasable space will be provided for research park tenants in new facilities. Some space for wet laboratory use will be completed and available for lease. A short term requirement is to identify lease rates and tenant improvements, to confirm absorption rates, and guide the University and the design consultants in sizing the first buildings and establishing a quality level which are appropriate for the market and the budgeted project funds. The financial analysis should illustrate alternative development scenarios, funding mechanisms, and risk assessments for future project phases. The focus should be on the first ten years of development, but, as an alternate, may also include full build-out of the research park and incorporate the forecast 690,000 GSF of facilities. The plan will build upon a 2006 research park feasibility study and a 2007 master plan.

The purpose is to guide the phased development of the research park. Since funding of approximately $20 million is available, the plan will establish facility and property lease rates, recommend tenant improvements, and assess market conditions to establish the size and quality of the first facilities.
